How to Select and Secure a Location for Your Popup Shop

  • shopMake sure that your chosen location has the necessary planning permission to house the type of popup business you plan to create.  For example if you wish to set up a popup cafe in a former retail space, you will need to get the landlord to approach the local council in order to change the premises’ ‘Use Class’.  But be aware that many popup shops will not require a change of use application.  Details of the various use classes and whether an application needs to be made can be found here.

  • Don’t forget that shopping arcade and market owners will often be quite keen to encourage popup shops to locate on their premises - this can also be a great way of making the most of a space which will already have good footfall.  Also market and arcade owners will most likely be well versed in the concept of popup shops and temporary retailers which could make the whole process run a lot smoother.

  • Be sure that your chosen location is in as close to a ‘turnkey’ state as possible to avoid incurring additional costs for renovation and or decoration.

  • With regards to your lease, it is standard practice that a short term tenant will not be responsible for paying for electricity, council tax etc. but rather this will all be included in the rental payment. Make sure that you fully understand the terms and negotiate a contract whereby you are not responsible for any repairs which may need to be done to the premises, but are just expected to leave the property in the same state as you found it.

  • It may transpire that you may wish to continue trading from your popup shop location once your lease has ended - you would be wise to check your contract to see if you will have the legal right to carry on as tenant.
